What you need to know about renting from us.

Making a reservation: Select at least 3 locations that meet your vacation criteria with regards to: Price, size, location, and length of stay. Note: during the winter months, all weekly reservations run from Saturday to Saturday during February and March, please have your dates available when you do call to book.

Confirm your reservation: In order to confirm your reservation, one third of the total cost is required. Credit card payment accepted.

Damage/Security Deposit requirements are: $400 for condos, (or 10% whichever is greater), $500 for most homes, larger homes require $700 to $1000 deposit. Once your reservation is made, a reservation confirmation will be mailed to your address.

Payment Schedule: One Third of the total amount is due at time of confirming the reservation. Second payment equal to one third is due 90 days prior to arrival. Final payment is due 30 days prior to arrival date. Note: We accept personal checks, traveler’s checks, cashiers checks or money orders. Credit Cards are only accepted for the first payment. The security deposit will be returned 6 weeks after the departure date of the lease with an accounting of any monies withheld. The pet fee is used to have the carpets professionally cleaned and sprayed for fleas and to correct any damages. ***Rates are slightly higher for holiday weeks.***

Check In / Check Out: Check In time is 3pm and Check Out time is 10am.

Booking Policy: Your vacation costs include rent plus tax, nonrefundable $35 processing fee plus tax and the exit clean plus tax. The total tax for Lee County is 11% (state and local tax). One or more of the following may apply: condominium application fee, community application fee, golf transfer fee, electric, phone, pool, heat, along with a security deposit

Damage/Security Deposit: Owner may apply Deposit to electric, telephone, cleaning charges, taxes and damages as applicable. Deposit balances will be refunded after Owner receives final utility bills. Any damages caused by Tenant will be deducted from the Deposit but not necessarily limited to the amount of the Deposit. Tenant agrees to submit payment for long distance and electric charges as they are submitted to Tenant during the rental term. Any balance of utilities left after check-out will be deducted from the Deposit and if any additional sums are due over and above the amount of the Deposit, Tenant agrees to send payment on demand from Broker or Owner. Deposit balance, if any, may take up to 60 days or more to refund due to time necessary for owners to receive utility bills.

Cancellation Policy: The reservation deposit, held in escrow by the Rental Agent, shall be forfeited by Tenant upon cancellation, and same shall be, and is hereby authorized by Tenant to be disbursed to Owner. Notwithstanding anything contained herein to the contrary, any prepaid funds, including rent, security deposits and reservation deposits will be retained in escrow until a new Tenant is procured or until the lease commencement date, whichever is earlier. If a new Tenant is procured, all of the prepaid funds will be refunded to Tenant, minus a cancellation fee paid to Rental Agent in the amount of $100.00, the $35 processing fee and less the difference in rental amounts with new tenant. If no new Tenant is found by the Lease Commencement Date, all prepaid funds will be forfeited by Tenant, the forfeiture of which shall represent full and complete liquidated damages. Travel (cancellation) insurance is highly recommended.

Listed monthly rates are already discounted and are based on a full month. No discounts for February or March. Rates may vary according to location and desirability. All amounts are payable in US funds. Personal checks, traveler’s checks, cashiers checks, credit cards (for initial deposit only) are accepted. No pets in condominiums, some houses do allow pets. A pet fee of $200 will be applicable. We reserve the right to substitute comparable accommodations. No RV’s, boats or trailers are permitted in condo parking lots. Sorry, we do not rent to single groups under 25 years of age.
